2. TERMS OF ALLOTMENT

Terms of Lease for space in TIDEL Park:


Rent

Rs. 44.00 per sq. ft. per month till 31st March 2015. Thereafter rent will be escalated as per the direction of Board of Directors / Committee of Directors of TIDEL.

Notice Period

Three Months.

Operation & Maintenance (O&M) Charges

Rs. 8.469 per sq.ft. per month subject to an annual escalation of 5% from 1st April each financial year.

Interest free Refundable Security Deposit

Ten months’ Rent.

3. PREMATURE CLOSURE:


In the event of Lessee wishes to terminate the lease agreement prior to the completion of the lock-in period, then the Lessee will have to forego the entire interest-free Security Deposit paid to the Lessor and the Lessor will not be liable to return the said Security Deposit.

After 36 months, the lease will be terminated automatically, if not renewed in terms of the lease deed. As per the terms of allotment, the lessee has to indicate their willingness to renew/surrender the space occupied by them six months prior to the expiry of their lease.


4. ALLOTMENT OF SPACE:

  Application for allotment of space can be downloaded from the website or obtained in person from the company

  The application form duly filled-in is to be submitted together with interest free booking advance equivalent to three months rent by cheque / DD in favour of “TIDEL Park Ltd.” payable at “Chennai”.

  The application received with Booking Advance will be scrutinized and letter of allotment will be issued.

  The balance amount of interest-free Security Deposit has to be paid within 21 days from the date of allotment and the lease agreement is to be signed in 30 days from the date of allotment but not later than the date of occupation.

  In case the applicant desires to withdraw the application prior to payment of balance security deposit, the booking advance will be refunded after deducting 10% of the advance paid towards administrative cost incurred by the company.

  Last date for receipt of application with three months deposit is 15th  February 2012  / 3 p.m.

  TIDEL reserves the right to accept (or) reject any/all applications without assigning any reason.


  The completed applications should reach the undersigned within the stipulated time. Applications if any received beyond the stipulated time will be rejected automatically.
